ARCA Unlimited was commissioned to design three housing units on a sloping site in Waterkloof. The design had to balance luxury with cost-effectiveness and low maintenance. The need for privacy and the limited northern exposure at each unit also had to be addressed in the design. A concrete structure with brick infill celebrates the Pretoria vernacular, whilst ensuring that the units are both cost-effective and low-maintenance. Simple forms and straight lines further lower construction cost. The units are terraced and stepped, which not only allow for northern light penetration but also create privacy thresholds between each unit’s private and public areas. Circulation is placed on the western side, with minimal visual penetration, while living and bedroom spaces live out to the north and east, which allow for privacy and a sense of space between units.
